Whether you’re looking to exit your property investments early to gain cash liquidity, or increase your exposure to high-performing properties, selling and buying property shares has never been this easy or secure.

How does it work?

SmartCrowd’s share transfer facility is operational twice a year for a two-week interval, where SmartCrowd investors will be able to:

Sell

If your property qualifies for the share transfer facility (typically properties older than a year), you can now liquidate some, or all, of your shares.

Under the sell section, you can access your current shares, including share details, property information, as well as all the other shares listed in the same property to help you determine the number of shares you want to list, along with how to price your shares relative to the marketplace.

Once you list your property shares, you’ll be given a full description of your sales proceeds, cost reimbursement, and exit fees, helping you arrive at your net sales proceeds, which will be credited to your wallet immediately after a purchase is made.

*Under the ‘Listed For Sale’ tab, you can view, or edit, the number/price of shares listed, as well as cancel the listing entirely.

Buy

If you are an investor on our platform, you can purchase shares in funded properties listed on the Share Transfer.

Under the buy section, you can view all the property shares available for sale, along with information regarding the property. There, you can determine how many shares you want to buy and the system will provide you with the full investment amount, costs associated, and full transaction cost to complete your purchase.

Once this has been completed, you will own those purchased shares, and any dividends issued going forward will be credited to your wallet.

*Remember to fund your wallet beforehand, as you will not be able to participate in the share transfer market without sufficient funds already in your wallet.

The minimum number of shares an investor can sell or buy is 100 shares. For reference, all shares are bought and sold in lots of 100.

Yes, your wallet should be funded in order to purchase shares.
No. Only properties that have been closed for over a year are eligible to be listed.
Yes, you can list and sell a portion of your allocated shares in a property.

It’s immediate, but withdrawal is allowed once the share transfer ends.

Dividends start accumulating the day the share transfer ends.

If there’s a time bound limit in place, motivated sellers will price shares accordingly for buyers to purchase them, rather than leaving the process open ended. This provides an incentive for people to transact and list things at genuine prices.

They are carried out a week before the share transfer is open.

The fees are the same as our platform fees: 1.5% at purchase, 2.5% at exit, and the 0.5% annual administration fee.
Costs typically associated with property transactions include furniture costs (if furnished), trustee fee, brokerage fees, etc. that are determined based on a 5-year holding period. If you decide to sell your shares before the 5-year holding period, we reimburse you for the remaining months, or years, that you will not utilise the holding of the property.
*Disclaimer: Recently, SmartCrowd has successfully concluded its first share transfer facilityⁱ. It is our intention to provide this facility periodically to Clients who have already invested via the SmartCrowd platform, whereby Clients may transfer or “sell” their units representing fractional ownership of investment properties to other SmartCrowd Clients, who are already Investors on the SmartCrowd platform. SmartCrowd intends to make share transfer facility available to Clients approximately every 6 months, which will allow selling investors the opportunity to exit their initial investments, and for buying Clients, the opportunity to obtain more fractional ownership units in property they already own, and/or units in erstwhile ‘sold out’ properties, to enable them to further diversify their property investment portfolio. SmartCrowd does not charge any additional fees in providing this facility other than the usual 1.5% investment fee to buyers and 2.5% selling fee that normally applies to all primary transactions on the SmartCrowd platform. Please note that periodical share transfers of units representing fractional property ownership, should not be confused with secondary transfer trading usually associated with OTC securities products.
