How to sell your shares on SmartCrowd

A smooth exit process

Although we recommend a holding period of 5 years, we also give investors the opportunity to sell their shares to other investors in the platform twice a year.

How to sell your shares on SmartCrowd

When it comes to exit, you have two options:

Vote to Sell: The first is when the underlying asset is sold, this will occur when the simple majority vote to sell. Voting occurs automatically at the five year mark, or prior to this if the property receives a good offer.

Share Transfer Facility: The second option is to sell your shares on the Share Transfer Facility for other investors on the platform to purchase.

Sell after 5 years

After the recommended 5-year holding period, you will have the opportunity to sell your real estate investments at market value through a mandatory vote.

Flexibility to exit early

Want to exit sooner? You can initiate a vote to sell at any time. If a majority of investors vote in favor of selling, the property will be sold at market value.

Gain liquidity sooner

If there’s an opportunity to sell the property for a considerable profit, we will call a vote to sell. This will allow you to exit earlier and potentially realize a larger profit.

Liquidate your shares

If a property qualifies* for our Share Transfer Facility, you can list some, or all, of your shares in that property for sale to other investors on the platform.

Manage your listings

You can view, edit, or cancel your share listing at any time. You can list your shares up to 15% over market price, giving you the flexibility to set a price that works for you.

Plan your exits

Our Share Transfer Facility operates for a two-week period every six months in March and September, so you can exit your investment when it’s right for you.

The platform enables you to list your shares, making them available for other investors to purchase. You are eligible to purchase shares on/from/off the share transfer facility if you have at least one active investment on SmartCrowd.

    1. Monthly Returns: You receive monthly returns calculated based on the rent collected from tenants minus the property-related costs, i.e. service charges, management fees, etc., proportionate to the percentage of the property you own as a shareholder.

 

  1. Capital Appreciation: If the property’s value increases over time, you may also earn returns through capital appreciation when the property is sold or exited. Estimates of future returns are provided with the property listing on the platform and can be reviewed as part of the investment process.
